5 Top Tips for Quick and Easy Reference Checks
We have created 5 top tips for tenants to help support a quick, smooth, and easy tenant referencing process. Follow these steps to help secure a move into your rental property quicker and stress-free!
1. Be Honest
Lying on an application is the worst thing you can do, remember we conduct a credit check on you that not only shows your credit worthiness but also highlights any previous adverse credit history. We also obtain evidence of income and references from your previous landlord therefore, it’s imperative that you are honest in your application. Please remember a CCJ doesn’t automatically mean a failed referencing check!
2. Be Organised
We are likely to ask you for evidence of income, please have 3 months of most recent payslips ready to send over to us. If you are self-employed, we will need to see three months of most recent bank statements where you are paying your income into. In addition for self-employed, we may ask for last year’s tax return so please have this to hand.
3. Make your Referees aware
To verify both income and landlord references we will ask your referees to complete a form via an email link. Please provide both telephone and email contact details for your referees and let them know what you are doing. This gives the best possible chance of a quicker referencing check!
4. Help us to help you
We may need to contact you during the application, so please try and respond at the earliest opportunity. The longer we wait for a response, the longer it takes for a reference to be completed. Our main routes of contact are via email [email protected] or telephone call from 01793 847014.
5. Prepare a Guarantor
If you feel that you may struggle to meet affordability for the rental, please prepare potential guarantors. They will still need to meet credit and affordability checks but it is better plan B just in case!
