Guarantor Suitability Check, 48 hour response
Tenant Screening’s guarantor check identifies the individual’s suitability to take responsibility for the tenant’s obligations if the tenant is unable to fulfil them, including the payment of rent. This is particularly common with student tenants. Every screening application is manually reviewed and assessed by our trained agents and we do not use automated approval systems.
We will perform financial checks on the individual in the form of a credit check and also income referencing to help ensure that they will be viable to act as a guarantor. We will attempt to verify the prospective guarantor’s employment details by email, information about their current employment, length of service and salary information are obtained. We will also look to verify any other incomes such as part time work or benefits income. If the guarantor is self-employed we will obtain a reference from their accountant or verify income from current bank statements and supporting documentation such a previous year’s filed HMRC tax return.

We recommend that you highlight the guarantors responsibilities through a deed of guarantee or within the tenancy agreement when speaking to the prospective tenant.
