What is a HMO and how can Tenant Screening support landlords?

Earlier this month, we had the pleasure of visiting one of our long-serving HMO partners in Swindon to view one of their HMO (houses of multiple occupation) properties that we have been providing tenancy referencing for over the past 5 years.

A HMO property is a rental property that is rented out by at least five people who are not from the same household (for example, a family) but are dependent on the property and can share bathrooms, kitchens, etc.

In most cases, HMO licences are required for landlords who own a HMO property, and additional health and safety checks are required to ensure that the property meets set standards. Examples of this include electrical inspections, especially where the majority of HMO properties come furnished.

There are different target markets for HMO properties. The most common are students, young professionals, and individuals that don’t want to live by themselves often due to low incomes or vulnerable situations.

The Property

Julia provides beautiful, all-inclusive, high-quality rooms that are designed to suit the lifestyle of working professionals. Refurbished to a stunning contemporary feel, the rooms are large and offer an open-plan living space for easy social living.

All bedrooms are bright and generously proportioned, with neutral décor and plenty of storage space. All rooms are furnished and include matching furniture, which includes a wardrobe, chest of drawers, desk, and bedside table.

Each room has a TV aerial, an Ethernet socket, and access to super-fast broadband. There is also access to communal washing and drying facilities. The property also offers a private rear garden with a patio area to enjoy a nice refreshment after work!

This particular HMO is targeted at professionals and key workers who are non-smokers, typically aged between 20 and 40, with no pets or children.

How Tenant Screening support Landlords

We advise landlords to complete a full tenant profile where possible before onboarding a new tenant into their properties. This will enable the landlord to have a better understanding of a prospective tenant’s history and future income before a tenancy has been agreed upon. A full tenant profile check includes:

  1. Interim Report – Partnering with Equifax, we will provide an insight into the applicant’s credit history. This includes a bespoke credit score tailored towards the rental market, ID and address verification against financial applications, the history of any satisfied or unsatisfied CCJs, IVAs, or bankruptcies over the past 7 years, and highlighting if the applicant is found on any alert or watch lists.
  2. Income Verification: We will obtain evidence of the applicant’s income, either via an employment reference, payslips, benefit or pension statements, or an accountant’s reference. We will then verify that the applicant can meet affordability based on the industry standard calculation.
  3. Landlord Reference: If the applicant is moving from a previous rental, we will obtain a reference directly from the previous landlord, ensuring that the applicant is a reliable payer with no previous complaints of disputes between neighbours or utility suppliers or any detail regarding why a landlord may withhold a deposit, followed by confirmation if they are smokers or have any pets.

Once all the information has been reviewed, we provide a summary report with a recommendation of “pass,” “fail,” or “guarantor required.” All this information is provided for as little as £22.95 (ex-vat).
